Kampung Aman is a new villa located in an authentic rural setting. The villa is approximately 90 minutes from Kuta in the food bowl of Bali, with dramatic views of Batukaru, Bali’s second highest volcano. Surrounding the villa are rice terraces where farmers daily tend to their fields. The local village is a short stroll away allowing guests a window into a rural lifestyle.

Through the beautifully carved Balinese gateway, you walk over a mosaic bridge to enter the villa. The main doors open to reveal a large open living and dining area, kitchen, bathroom and the lower bedroom, the ‘Kamar Merah’ (the red room), the colour of passion.

The villa’s grounds have recently been landscaped with a selection of plants and fruit trees endemic to Bali. Below the dining and kitchen area is the pool. It is saltwater chlorinated, making it far more pleasant to swim in.

Facilities

  • Kampung Aman is a two-storey villa with a floor area of 200 sq. metres.
  • Two master bedrooms feature king size beds and two additional bedrooms feature two king single beds each, accommodating up to eight guests. All beds have quality inner spring mattresses and generous mosquito nets.
  • There are two bathrooms with western facilities.
  • The kitchen has cooking facilities and a refrigerator.
  • The living area has television, DVD and a stereo unit. There is a small library of DVD’s and CD’s available for guests to use.
  • The pool is saltwater chlorinated, making it very pleasant to swim in, and is 4 x 7 metres and 1.5 metres deep

Staff

  • Ibu Ketut is the manager of the property. She has been our most trusted and loyal friend for a number of years. Her English language skills are excellent. She will be your main point of contact for tours around Bali, cultural information and information related to the house.
  • Ketut is also your housekeeper, and can provide two meals per day if required. The cost of meals is dependant on seasonal availability, market prices and number of guests. Ketut can also provide Balinese massage, pedicure and manicure on request.
  • Ketut would be delighted to share her knowledge of Balinese cooking with guests.

Tariff and Bookings

The minimum stay at Kampung Aman is two nights at a rate of $150 Australian per night, plus associated agent-booking fees. Longer stays will attract a reduction in the daily rate.

A vacation at Kampung Aman provides the perfect holiday destination for couples, families, and individuals, who have been to Bali before. For those of you who have had enough of the Kuta pace and are looking for a more authentic Balinese experience, Kampung Aman is ideally situated. Everyday rural life surrounds the villa, yet you are still within easily commutable distance to many of the cultural and scenic locations that Bali is renowned for. 

How to get there

Kampung Aman is situated in the village of Alas Perean, in a remote rural location, and can be difficult to find. We advise using our driver for all your transport needs when staying at our villa , unless you hire your own car then it’s still advisable to use our driver for your initial arrival. Ketut can provide an air-conditioned Kijang that will transport four to five passengers with baggage comfortably. Our driver will meet and transport guests anywhere in Bali, including meeting guests at the arrival terminal. Simply let us know arrival date and time, number of guests and number of bags, and all will be arranged. Cost of transport is A$50 per car. If number of guests and baggage excedes the capacity of the Kijang, an additional charge of A$30 will be charged to cover hire of an additional vehicle.

Day, and half-day tours from the villa, can be arranged with Ketut at a negotiated rate, which covers petrol and the driver’s time.

Shopping

The local town of Marga, ten minutes by car, can supply all the basic necessities: water for drinking and simple local foods. These items can either be brought in by Ketut on request, or she will be happy to take you for a stroll through the rice fields to Marga, or guide you by car.

Tabanan, fifteen minutes by car, is the regional capital. It is an excellent place to shop for food in the local supermarket, and for browsing through the daily fresh food market, again with Ketut or our driver’s assistance.

Ubud is the cultural centre of Bali and is an easy one hours’ drive from Kampung Aman. Excellent shopping can be combined with a stylish meal from a top restaurant, or an authentic Indonesian meal where the locals eat, followed by an evening cultural performance. (admission A$7-8.00 per person).

Attractions / Tours

Because of its central location, Kampung Aman is in an excellent position for all tours.

  • Kuta and the Airport are approximately one to one and a half hours away.
  • Ubud, the art and cultural centre of Bali, is approximately an hour away.
  • Bedugul, for golf, the Botanical Gardens, and its scenic volcanic lake, is approximately 30 minutes away.
  • The north coast, Lovina, Singaraja etc. for dolphin watching and quiet beaches are approximately two hours away.
  • The beaches of the west coast are pristine and as yet undeveloped, and are approximately one hour away.

Local attractions

Batukaru and Jatiluwih are approximately 30 minutes away by car, and provide stunning views of Bali.

Daily rural life occurs outside the front doors of the Villa. Whilst sipping a strong, sweet, kopi Bali on the cool steps of Kampung Aman, you can watch the village rice farmers and their families attending to their crops or land. The evenings are often filled with the sounds of chanting priests in a nearby village; the magical tones of a gamelan orchestra at a local dance; or the distinctive sounds of the Wayang Kulit, an ancient puppet play put on by local villagers for their own entertainment.

One of the principal attractions of this location is being able to walk through rural landscapes and villages, across rivers and springs, and through Balinese jungle, with barely a glimpse of Western influence.

Walking to Marga is an excellent way to experience local life, see the crops that are grown in this area, take in the views of Batukaru, the second highest volcano in Bali, and meet some of the people who live in this area. The villagers respond readily to a wave, and the Balinese greeting of ‘Om Swastiastu’, with your hands clasped in front of the chest, will bring a delighted smile to anyone you meet.

In Marga you will find Margarana, the Heroes Monument, created as a lasting reminder of Bali’s struggle for independence from the Dutch. This is a sacred site for Balinese and worth a visit.

Generally asked questions

How much will a day trip cost?
A day trip with our driver will cost approximately A$35 to $40. This covers his time, the use of the car and petrol.

How much should I allow for food per day?
The average cost for two adults and two children, two meals a day, will be around A$25. This is dependant on daily market prices, exchange rates and ingredients used. For example, tuna and smoked duck are more costly to buy or prepare (still extremely cheap, though!).

Where do I buy my general groceries?
Ubud and Tabanan have large supermarkets that are excellent for all groceries and allow a family to purchase foods and treats in bulk. Marga can supply a limited range of groceries, some tasty Balinese cakes to have with coffee, and some extremely cheap and tasty ‘take away’ dinners (try Martabak or Nasi Goreng - fried rice - for less than A$1.00).

What do I do about water?
The Villa has its own freshwater spring that supplies all water to the house, but we would advise to use this water for cooking and washing only. Purchasing water in large nineteen litre bottles from local stores and supermarkets is recommended for drinking and is very cheap.

Is the house air-conditioned?
The Villa is at an elevation where cooling breezes are sufficient to keep the temperature at a comfortable level.  The villa was designed with open living areas and carved vents to make use of these cooling breezes.

Terms & Conditions

Please note Kampung Aman is strictly a Smoke Free residence

Rates
Rates are quoted as a daily rate with a minimum stay of two nights. The maximum occupancy is eight individuals. Rates are for 2005 and are occasionally, if rarely, subject to changes without prior notice. Your rental comes with the facilities listed on the relevant web page.

Reservations & Payments
A fully completed reservation form must be received and approved by the owners prior to a deposit of 30% being accepted.
The owners of Kampung Aman must receive final payment, consisting of the remainder of the rental balance at least 30 days prior to guest arrival. Please go to the web page to fully familiarize yourself with the rates required with this rental.
Failure to make final payment(s) on a timely basis will result in an automatic cancellation of the reservation.
Kampung Aman will accept and hold a tentative reservation for seven days.
Unless otherwise stated a minimum deposit of 30% is required. The final balance is then due and must be received at least 30 days prior to guest arrival (or together with the reservation form if booked less than 30 days in advance of arrival). Failure to make final payment(s) on a timely basis will result in an automatic cancellation of the reservation.

Change Of Booking
Kampung Aman will apply an administration fee of A$ 20 for any change of booking after a confirmation has been issued. Acceptance of any change is subject to approval by the owners of the villa.

Payment Requirements
All payments are to be made via electronic transfer to the account of P&L Kuckhahn, details provided on booking. All charges or costs incurred are the clients' responsibility and the clients should specify “Deposit” or "Full Amount" when making payment by bank transfer.

The certificate of reservation cannot be issued until Kampung Aman has received full payment. A certificate of reservation is subject to clearance of payment.

Cancellations
Refunds on cancellations for any reasons whatsoever are not provided beyond that which is covered in the cancellation policy as stated below. To protect against cancellation caused by unforeseen events, such as illness, strikes, last minute cancellations, Acts of God and more, we recommend that guests purchase trip cancellation insurance to insure refund of deposits paid.

Cancellation Fees
20 % of the total booking price if the cancellation occurs from the first day after the booking has been made until 60 days prior to the beginning of the rental period, less wiring fees (A$ 30).
50 % of the total booking price for cancellations occurring between the 60th and the 30th day prior to the beginning of the rental period less wiring fees (A$ 30).
60 % of the total booking price for cancellations occurring between the 30th and the day of arrival. If you have to cancel, exchanging your week for a future week is possible, subject to availability. There may be additional charges for villa price increases.

Booking Vouchers
Once you have paid your balance a booking confirmation will be issued. You should bring this voucher with you when checking in at the villa. Your booking voucher confirms how long and the number of guests included in the rental fee. Please study this voucher once you receive it to check that all the details are correct. If you have any questions please contact the owners.

Timings for Checking In/Out.
The check in time at the villa is 14:00 hours.
The check out time for the villa is 12:00 hours.
As with any good hotel these timings provide the staff at the villa with enough time to prepare for incoming guests. If you have an evening departure flight and would like to book a late check out then it is advisable to inform us when completing the booking form. 

A late check out is possible subject to availability. A late check out up until 18:00 hours is free of charge, after this time the rates are as follows.
Late check out between 18:00 hours and 20:00 hours will be charged at half the daily rate.
Late check out after 20:00 hours will be charged as an extra night at full daily rate.

Security Deposits
Security deposits are payed directly to Kampung Aman’s Manager in Bali. A security deposit is required then guests arrive. Guests will be asked to submit a bond of A$ 300 in cash upon check in. This will be held in safe keeping by the Manager until either the guests check out or all bills for extra charges (see "Additional Charges" below) during the duration of the stay have been acquired. If the guests check out before bills or extra charges have been calculated then they will be notified by e-mail of the amount billed and a copy of the bill faxed to a number elected by the client. The remaining money will be wired to the clients account (less wiring fees).

Additional Charges
Rates do not include excessive cleaning upon departure (including but not limited to cleaning of upholstery, shampooing of the curtains, breakage, soiling or damage to the interior or exterior caused strictly by applicant) and may be subject to further charges than what is expressed on the web page. You are required to leave the villa as you found it. Again, make yourself fully familiar with information contained in the relevant booklet issued to all guests.

Additional charges for hiring a Cook 
If you have chosen to employ Ketut as your cook then the cost of two meals per day is an additional cost negotiated between the Renter and Ketut. All costs must be paid prior to departure.

Additional charges for a Car & Driver
If you have chosen to use our driver’s services in touring around Bali, the cost of hire is an additional cost negotiated between the Renter and Ketut. All costs must be paid prior to departure.

Liability
Kampung Aman disclaims any and all liability for property loss or damage, as well as injury including death sustained by any person whilst residing at the villa, or whilst engaged on any tour, whether the loss or injury occurs as a result of breach of duty or care by its servants, employees or agents.

Our Guarantee
When you reserve and pay for the villa we guarantee the villa will be available to you upon arrival in accordance to these "Terms & Conditions." If for some unforeseen reason the villa is not available to you because it is either destroyed or uninhabitable due to structural damage, or if there is irreparable damage to essential equipment such as electrical systems, plumbing etc, or the villa is rented to another party by error, or is uninhabitable because it is not in working order per these "Terms & Conditions", we will immediately attempt to find another villa of similar qualities, cost and size. Failing this, a 100% refund will be provided to the client. If only a portion of the rental time is rebooked then a pro rata refund will be made. Any rental payment that qualifies for a refund either whole or pro rata will be subject to an administration fee equivalent to 15% of the total booking.

Please note: Indonesia, as with most other countries does, from time to time, suffer from power failure due mainly to essential work on the main grid. Although it happens very seldom, Kampung Aman cannot be held responsible for such failures as these are deemed to be outside our control. Occasionally a power surge will shut off the circuit breaker. This does not mean that there has been a power failure, only that a breaker in the house has been triggered. It needs to be switched back on. The panel is located in the corner outside between the kitchen and lounge.
